Winterization 2023

Attention Hampton Club residents, this letter serves as a friendly reminder that the Fall/Winter season is approaching and we need to proactively winterize our units. Most units at the Hampton Club have an exterior Hot Water Heater and HVAC System. This System is in a Sealed Closet on the Balcony. In every closet there is a space heater, during the fall and winter months this space heater should always remain on. Failure to do so will result in burst pipes, causing significant damage to your unit and the units below yours. To minimize property damage, we ask that you please have your units inspected by a licensed pluming company before November 30th. If you are leaving your unit for an extended period during the winter months, here are some steps you can take to make sure your unit is winterized.

Turn off the water to your unit. Make sure that the water supply is turned off completely at the main supply point.

Open all faucets and drain all waterlines. Drain the toilets, the water heater (turn off the gas and electric supply first) and the expansion tank.

  2. If a house is to be vacant for a long time, you may prevent water in a toilet’s trap from evaporating (and thereby permitting sewer gases to enter the home) by raising the toilet’s lid and seat covering the bowl with saran wrap.

  5. Remove and empty any “whole house” or “in line” type filter

Set your Thermostat to a level adequate to keep the inside temperature above freezing and to keep things dry.

Our Maintenance team will be checking the exterior of the building to make sure we’re prepared for the months ahead. This is a joint effort between you and your HOA to be proactive and reactive. If you have any questions or concerns, please feel free to contact the office (732-545- 3263). We are looking forward to working with you in a continued effort to make the Hampton Club better. Thank you in advance for your compliance in the matter.

If you leave electric power on, unplug electric appliances, including microwave ovens and TVs, to avoid the risk of fire in the event or a faulty switch or rodent gnawing the wires. Don’t forget the gas. For long absences, some experts recommend shutting off gas hot water heaters completely.

Dryer Vents: It is imperative that all homeowners keep their dryer vents clean and free of lint. Dryer Vents fires are one of the primary causes of significant structural fires in the United States. It is recommended that your dryer vents be cleaned every 2 years.

Mandatory State Inspection Results Explanation

Dear Homeowners,

As you know the state of New Jersey conducted an inspection of all units during the months of June and July.  This inspection was Mandatory.  Many of the units passed inspection without any issue.  However, some of the units did not.  We will be sending out notices to unit owner’s where there was a violation cited.  Please review the following for more information about each violation.

Provide admission to dwelling unit to conduct inspection.

  • The Inspector could not gain access to the unit to conduct inspection. The state will schedule a final attempt TBD by which you must give access to your unit or fines will be assessed.

Repair dwelling unit entry door self-closing device

Repair and maintain A.C. operated fire Alarm and or detector system.

  • The Hampton Club was built with Hard Wired SMOKE alarms in place, outside of bedrooms. Depending on the unit layout, a Hampton Club apartment may have 1, 2, or 3 SMOKE alarms. If only one, The alarm will be attached to electrical wiring above the unit as originally installed when the Hampton Club was built.  If the unit has 2 or 3 SMOKE alarms, then all must be interconnected in that when one alarm is tested, then all go off in like fashion. Because they are A/C (alternating current), these SMOKE alarms at the Hampton Club may have a changeable battery backup compartment (should the electric go off) or one of the newer alarms that are battery encapsulated, also known as “10 year Battey free”.

Maintain in full operating condition carbon monoxide alarms installed in the locations specified in the Uniform Construction Code (N.J.A.C. 5:23) or the Uniform Fire Code (N.J.A.C. 5:70-4.9) as an alternative to the requirements in 1(a)2

  • The Hampton Club was built only with smoke alarms, and the laws eventually changed to include CARBON MONOXIDE alarms. They must be located within 6 feet outside of any bedroom door. They may be either battery operated or plug in electrical. CARBON MONOXIDE alarms can be separate from the SMOKE alarm units.

Finally, many homeowners are opting for dual alarms – CARBON MONOXIDE and SMOKE ALARMS all in one unit- no need to change batteries for at least 10 years. If these are used at the Hampton Club you must follow the instructions for the SMOKE alarms above- in that they must be A/C wired and interconnected to any other SMOKE/CARBON units in the apartment.

Racoons and Groundhogs

DeaHomeowners, 
There has been an influx of Racoons and Groundhogs within the community.  These small 
animals have been wreaking havoc and have become a nuisance to some residents.   
We have heard your concerns and are happy to announce that the association has hired E & G 
exterminators to remedy the matter.  They specialize in neutralizing wildlife within 
communities like ours. 
During the upcoming week they will be placing cages around the community.  Most of these 
cages will be placed in discreet locations not easily accessible to tenants and families.  
However, if you do see a cage, please take precautions in monitoring young children and 
refrain from going near them.
