Winterization Update

Attention Hampton Club residents, this letter serves as a friendly reminder that the Fall/Winter season is approaching and we need to proactively winterize our units.  Most units at the Hampton Club have an exterior Hot Water Heater and HVAC System. This System is in a Sealed Closet on the Balcony.  In every closet there is a space heater, during the fall and winter months this space heater should always remain on. Failure to do so will result in burst pipes, causing significant damage to your unit and the units below yours.  To minimize property damage, we ask that you please have your units inspected by a licensed pluming company before November 30th.  If you are leaving your unit for an extended period during the winter months, here are some steps you can take to make sure your unit is winterized.

 Turn off the water to your unit.  Make sure that the water supply is turned off completely at the 

main supply point. 
 
Open all faucets and drain all waterlines. Drain the toilets, the water heater (turn off the gas and electric supply first) and the expansion tank.
 
  • Close the sink and tub drains. 
  • If a house is to be vacant for a long time, you may prevent water in a toilet’s trap from 
  • evaporating (and thereby permitting sewer gases to enter the home) by raising the toilet’s 
  • lid and seat covering the bowl with saran wrap. 
  • Drain water from the dishwasher. 
  • Turn off and drain fountains and other sources of standing water. 
  • Remove and empty any “whole house” or “inline” filter canisters. 
Set your Thermostat to a level adequate to keep the inside temperature above freezing and to 
keep things dry. 

Our Maintenance team will be checking the exterior of the building to make sure we’re prepared
 
for the months ahead. This is a joint effort between you and your HOA to be proactive and 
reactive. If you have any questions or concerns, please feel free to contact the office (732-545

If you leave electric power on, unplug electric appliances, including microwave ovens and TVs, 
to avoid the risk of fire in the event or a faulty switch or rodent gnawing the wires. Don’t forget 
the gas. For long absences, some experts recommend shutting off gas hot water heaters completely. 
 
Dryer Vents: All homeowners must keep their dryer vents clean and free of lint. Dryer Vents fires are one of the primary causes of significant structural fires in the United States. It is recommended that your dryer vents be cleaned every 2 years.
